Access Statement

Introduction.

Rydal Cottage is a period, modernised two bedroom terrace cottage. The layout is as follows:-

Main entrance door straight into kitchen.

Kitchen leads into rear lounge

Lounge leads into rear lobby and downstairs bathroom.

Stairs leads off lounge to small landing with bedroom one to the front and

bedroom two to the rear.

Patio doors also lead off the lounge to the rear garden.

Before your arrival.

Our website shows a map of the location of the cottage plus we will also send you detailed written instructions on how to ﬁnd the cottage.

The key will be left in a secure keysafe mounted outside the property adjacent to the front door. We will send the combination code once full payment is received.

The digits on the push buttons for the safe are small and if this causes concern we will endeavor to meet you at the property.

Bookings can be made by email, telephone or letter.

Stratford upon Avon train station is approx. 1 mile from the cottage with taxis generally available.

Stratford town centre is approximately 500 yards from the property on level walking.

Arrival at the property.

We provide a parking permit for use on Great William Street, Mulberry Street and Shakespeare Street. Please make sure you follow the parking signs instructions.

You can pull up outside the property to off load your luggage for short periods only (no dropped curb, original blue brick paving in good ﬂat condition)

Main Entrance

The front door has a threshold step 17cm high.

The front door width is 78cm.

Leading straight into:-

Kitchen.

The kitchen has original dark grey ﬂagstone tile ﬂoor with some minor unevenness.

Immediately inside the door there is a restriction between the kitchen table and the fridge of 68cm. Note the table can be collapsed if desired.

The kitchen cupboards and tiling are cream with oak wooden worktops (height 93cm)

The sink is a “butler style” white sink 88cm high with a mixer tap.

The range cooker is stainless steel and is 93cm high. There are gas burners and an electric oven.

High level units have a lower shelf height of 140cm and higher shelf height of 190cm.

The fridge freezer is a low level unit with a small freezer box at the top.

A combination washer / dryer machine is provided with standard access.

A microwave oven sits on top of the worktop.

A ﬁre extinguisher and ﬁre blanket are position above the fridge (150cm high) adjacent to the front door.

Under-cupboard lighting plus four spotlight ﬁtting to ceiling.

A door of width 75cm leads to the

Lounge.

Level ﬂoor with cream Berber style carpet.

1 rug to centre of room.

2 easy chairs (seat height 40cm)

1 two seater sofa (seat height 40cm)

Stairs gives some restrictive headroom above television.

Patio doors to garden (1 door open width 52cm, two doors open width 110cm)

Two steps down into garden 16cm and 20cm

Central heating controls in lounge adjacent to stairs (height 1,5m from ﬂoor)

Garden

Alley way of width 100cm lead to garden.

Level ﬂagstones laid throughout the garden with ﬂower beds to border.

Rear gate access (over adjacent property) width 75cm.

Rear Lobby

Off lounge door to rear lobby is 78cm side

Rear lobby has one step down of 20cm.

Carpeted in cream Berber carpet contains coat hooks, books, welcome information and games.

A door of width 70cm leads into

Bathroom.

Roll top bath (height 58cm) with shower over (no hand grips provided). Shower screen is of solid construction (not curtain). Bath has mixer unit. Shower is thermostatically controlled.

Toilet seat height is 44cm

Wash basin height 84cm – has two taps.

Cupboard in bathroom contains condensing boiler (all controls in lounge)

Floor is tiled in stone tiling (cream and black)

Wall tiles are cream stone tiling.

The smallest restriction in the bathroom is 45cm between the sink and bath.

Off the lounge access to upstairs via the stairs.

Stairs

This is an old property and the stairs are steep. A single hand rail is provided (to the right of the stairs) Tread height 20cm, tread width 23cm – 11 steps, 80cm wide.

Carpeted in cream Berber carpet.

Restricted head room of 167cm at one point on stairs.

Leads to small landing carpeted in cream Berber carpet.
